Hamburg teacher building cooperative acquires 35 residential units

Living cheaply on the Alster: This is made possible by the Hamburger Lehrer-Baugenossenschaft eG. As part of the "Im Grünen Grunde" investment project, it acquired 35 residential units in Hamburg-Ohlsdorf from cds and Wulff Wohnbau Hamburg. In times of the corona pandemic, the deal should be seen as a positive signal. Construction work will start in September this year and is expected to be completed by the end of 2022.

cds and Wulff Wohnbau Hamburg sold a total of 35 apartments with an average living space of 58.4 square meters to the Hamburger Lehrer-Baugenossenschaft eG ( Lehrerbau) at the end of June. The deal is a positive signal for the economy in the difficult times of Corona.

In the future, singles, couples and young families will find an inexpensive place in the countryside here and can look forward to the Alster running right on their doorstep. The majority of the apartments are intended for one- and two-person households. Almost a third of the apartments are available to larger households. According to Volker Emich, member of the board of the Lehrerbau, this apartment mix can be ideally combined with the values of the cooperative: "As a cooperative, we have a social responsibility towards all our members. This includes providing living space for a wide variety of life situations.”

Subsidized apartments in an exceptional location

Twelve of the apartments acquired by Lehrerbau are financed according to the so-called first funding route, the rest are accounted for by the second funding route. As a result, the rent is a maximum of 8.70 euros per square meter. The City of Hamburg's subsidy program aims to provide rental apartments for those on low and medium incomes. According to Volker Emich, such investment projects and the close cooperation with the IFB Hamburg are important so that attractive living space remains affordable even for low earners. The entire new building project "ALSTERKANT" comprises a total of 116 apartments, around a third is owned by the teacher building. Four residential buildings, an underground car park and two playgrounds are located on the area, which is surrounded by green nature and the Alster.

Well thought-out living concept

The residential ensemble was preceded by a Germany-wide architectural competition by cds and Wulff Wohnbau Hamburg: "bof architekten" were able to secure first place in conjunction with the garden and landscape architects "Bruun & Möllers". The winning design provided the basis for the newly developed development plan. "ALSTERKANT" stands for an urban living concept that combines a location close to nature with ideal connections and modern comfort. Part of the quarter belongs to the former bathing grounds of the Ohlsdorf family baths. “The fact that the site is surrounded by greenery and at the same time is so well connected is a real special feature. We are pleased to be able to pass on new and modern apartments in such an attractive location to our members at fair prices," explains Volker Emich.

The quarter also borders on the park of the Ohlsdorf cemetery. This special cultural and memorial site in the countryside is the largest park cemetery in the world. The airport can also be reached in a few minutes by S-Bahn. Family and leisure activities as well as schools and day care centers round off the urban and at the same time idyllic neighborhood.

Completion end of 2022

Completion at the end of 2022a Sustainability is also taken care of: the apartments comply with the KfW-55 energy standard. In addition, preparation for e-car charging stations is integrated into all underground parking spaces.

Volker Emich summarizes: "The different apartment sizes and the financing will create a new, socially well-mixed quarter that will be characterized by urban living culture and a high quality of life."

cds and Wulff Wohnbau Hamburg is a joint venture between cds Wohnbau Hamburg GmbH and OTTO WULFF Projektentwicklung GmbH. Project developments in partnership have already been realized in Hamburg and Berlin in the past.
